At The Reserve Carrollton, we support productivity with a fully-equipped computer lab, and support health with an on-site, state-of-the-art fitness center, sand volleyball courts, and a basketball court.

Individual leases

Individual leases mean peace of mind for you. Your financial responsibility is your student’s space only—unlike many apartments or rental houses with joint leases. So, if a roommate transfers or moves out, you don’t have to worry about covering their portion.

On-site professional staff

Our on-site, professional maintenance staff always responds to maintenance issues quickly, and The Reserve Carrollton offers 24-hour emergency maintenance so your student’s comfort is never affected by a maintenance issue. We also provide a professional, fully-trained office staff to assist with all of your student’s leasing needs and questions. Stop by the office anytime—even just to say hi!!

Affordable floor plans

The Reserve Carrollton offers two spacious floor plans: a two-bedroom apartment and a three-bedroom apartment. And each resident gets their own bedroom and bath!

Fully-furnished apartments

The Reserve Carrollton is a fully-furnished community! Each student gets a full-sized bed, large desk and chair, and a dresser in their bedroom. The living area comes with a couch, chair, coffee table, and end table. The kitchen comes equipped with energy-efficient appliances, a refrigerator with icemaker, a dishwasher, and a washer and dryer.

Roommate matching

If your student doesn’t have a roommate in mind, we can find them one! Each resident will fill out a Roommate Matching form so we know what they’re looking for. During the summer, we spend weeks looking at these preferences and matching them with the best person available.

Resident events

Our staff plans monthly resident events to keep students engaged. These range from pizza parties and karaoke nights to resume building classes and financial advising. We also keep our residents connected to events going on at the University of West Georgia and around Carrollton, Georgia.

Leap Guarantor Option

Frequently asked questions
What does it mean to have an individual lease?
Individual leasing means each resident is responsible only for their bedroom and their portion of the common areas. If your roommate ends up moving or transferring for any reason, you’re not responsible for their payment.
How do I qualify?
There are a couple of ways to qualify for a lease. You may apply as a lease-holding resident and provide personal income equal to 3x the amount of rent or you may utilize a guarantor who provides the income portion to qualify.
What’s included in my lease?
Your lease includes utilities (water, sewer, and trash pickup), premium cable, high-speed Internet, an in-unit washer and dryer, access to all community amenities, a wonderful on-site staff, and 24-hour emergency maintenance.
Are leases for families with children available?
Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
Do you offer roommate matching?
Yes! If you don’t already have a roommate, we can match you with one. Each resident will fill out a Roommate Matching form so we know what they’re looking for. During the summer, we spend weeks looking at these preferences and matching you with the best roommate available.
When is my payment due?
We offer three installment options to pay the entire amount due under your lease: one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven are due on the 1st of the next eleven months. Please note these are installment payment options and not monthly rent.
How do i pay my installment?
We accept payment via check, money order, or through the online system on our website.
Do you allow pets?
Yes, we do! Please call the leasing office for more details on pet fees.
Does my lease provide insurance coverage for my belongings?
The Reserve Carrollton’s insurance will not cover your personal belongings, so we suggest getting renter’s insurance. It can be inexpensive and will cover your personal belongings if something were to happen.
What do I do if I need to break my lease?
The Reserve Carrollton’s lease is binding and cannot be broken. If you can’t live here at any point before your lease is up, you’ll need to re-let. Please call the leasing office for information on re-letting.
How do I get maintenance in my bedroom or apartment?
If you need maintenance for any reason, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it’s an emergency, please notify the front office immediately.
What furniture is provided?

How do I receive mail and packages?
Your mail will be delivered to your mailbox located on our property. Packages will be delivered and held in the front office and can be picked up during normal business hours with a valid ID.
What do I need to bring to my new apartment?
We suggest you bring:
  • Bedding and a mattress cover for a full-sized bed
  • Toiletries
  • Dishes and cookware
  • Any cleaning supplies for general apartment upkeep
  • Decorations to make your new apartment feel like home
What kinds of events do you have?
The Reserve Carrollton hosts resident events ranging from pizza parties to pool parties and everything in between. These are great ways to meet new people, friends, and neighbors (and get free food!).
